Very nice family guesthouse. It was $10 per person including breakfast. Nice double rooms with ensuite, AC, wifi, and view of a madressa from the window. Seems to have been just built - everything is very new and clean. The breakfast alone is probably worth $10 each and changes each day - we've had omelettes, crepes, crispy fried little potato dumplings, fruits and nuts, tea and coffee and bread. Much more than we could possibly eat. There is a small space behind a gate where we could park our motorcycle. The family is lovely and have a young son who speaks quite good English. It was easy to get here via the east gate which seems to be in the process of getting bricked closed at the moment. The south gate seems to still work. There is room out front to park a vehicle or two and the street is not busy.

Prices all across Khiva have risen considerably since 2019 when most iOverlander posts in this area are from. They were asking for 40 USD but some slight negating brought it down to 30 USD. Breakfast is included, nothing special but more than you’ll be able to finish.
Islam, the son, speaks great English and was a terrific help with some bicycle chores I needed to get done while in the city. I can recommend this place. I think most Hostel/Hotels/Guest Houses within the walls are likely exchangeable, just play with price.
