NOTE: Max height at the gate is 3.3m(10.8 ft), we barely made it with our truck camper.Not much to add to previous comments, great location, walking distance to historical center of Granada. Keving is a welcoming and kind host, clean bathroom, nice garden and fast internet.2 nice dogs as well.

Texted ahead of time to verify they had room for our 4runner with roof top tent. They did & got right back to me. It’s a super tall & wide gate into the stone paved parking lot. Good location if wanting to check out Granada - 20 minute walk to centro. It is just a parking lot with walls all around. Some space in back for tents. As I sit here to write this I hear soccer game going on & live music across the street. Shower is great!

Wonderful place to visit Granada. Everything as described. We didn’t felt unsafe in the neighbourhood and walked to the center a few times. Kevin the owner is very helpful, too. We had some problems with our car and he helped us find a honest mechanic and even translated for us.

Great place, clean bathroom, good WiFi, friendly dogs. You can also use a gas bbq. Walking distance to the supermarket and city centre. The road to the centre is full of locals, many stalls and rubbish and can feel tricky but it is safe. If you don't feel comfortable you can always take a taxi as there are plenty of them and very cheap. City centre was almost empty, calm and clean. No problems.

The actual campsite is very nice. Kevin has does a great job with making it feel safe and clean, and has recently installed a garden that adds to the place. But Grenada may not be for anyone. I'm on the fence if it was for me. It's unbelievably dirty, lots of jobless young men, weirdly touristy yet not, and is not a comfortable place overall for a single woman to walk around especially at night. I don't know if anything would have happened per se but lots of comments and "compliments" even when walking around as a couple.

We stayed for 1 night. Very friendly and helpful owners. Quiet at night.
Clean bathroom and shower. Wifi was working. Close to city centre and market.

We accidently walked a street next to the market back to Campground and felt a little unsafe, lot of Casinos and drunken young men and teenies around already calling us. We turned around and walked back to the main road and market - maybe better to stay in the more crowded streets.

Good place to camp to explore Granada. Gated and secure. The owner Kevin gave us a lot of recommendations in town and on Ometepe. Shower and toilet are clean; WiFi didn’t work for us.

We recommend communicating with the groundskeeper Jamie on your approximate return time in the evening, and noting down his phone number. We ended up standing outside knocking and ringing the doorbell for ~15 mins at night despite having messaged via WhatsApp. This can get a bit unnerving.

We spent 3 nights and 2 days very quiet here. Lovely and discreet gardeners. 1wc and 1 shower with hot water. You can full up your tank with water. Lovely place. Be careful not big place, be sure that it’s not full, may be 5 places not more.

Not sure why the spate of negative reviews lately, we found this spot to be quite lovely! Bathroom and shower were clean by Central American standards, loved the big grill and outdoor seating area. Friendly dogs and people, neighborhood was walking distance from downtown and seemed safe and welcoming during the day. Also, bonus for all you RV homies out there: it’s got a septic dump! Hallelujah praise the RV gods. Been stuck deploying the poo caddy in always-slightly-too-small bathrooms since central Mexico…

Good place to stay with your camper and explore Granada. Quiet and the bathroom is decent. We can not find ourselves in the previous comment and had a very pleasant stay. It is a bit outside of the city (more quiet) but therefore a more local neighborhood with no tourists. Still 10$ per night. And if no one answers the doorbell keep on banging on the doors, there is always somebody present to open the door for you.

After they told us the price is 12 $ per night if we stayed two nights they demanded 15 when we left. Definitely not worth the money. Uneven dirty spot, dirty washrooms. In a neighborhood in which you should not walk at night. Definitely not recommended

The guards are nice and we had the place to ourselves. Wifi comes and goes. Not a good area! Not safe at night and sketchy during the day but u can take taxis from right in front of the door. There is a shower which is okay, shit tone of mosquitoes in it though.
If you have to run errands in Granada and just want your van being in a safe spot, I guess this is kind of the only option… but.. 15USD per night is not a justified price.

We stayed here for two nights while visiting Granada and the Massya volcano. The guard/owner is there all day, the shower is hot and the wifi was good. Not sure about refilling the water tank, on the paper there it says 7$ which would be too much.

We stayed here 2 nights. Prices are 10$ per night if 1 person and 15$ if 2 persons. All as described before. Kevin can arrange a boat tour to Zapatera Island or just through the Granada islands. Ask for his advice for places to visit. Electricity available for charging phone etc (but not for hookup of a campervan). Wifi worked reasonably well when we were here.

Surprisingly nice place, but difficult to find (knock on the last heavy door before a small football field shows up to the right).

Place for 2-3 small rigs, but plenty of space for tents on the deep backyard garden, quiet and nice.
There is a guard all day and night.
Shower / toilet could be cleaner and the outdoor kitchen is just good for warming something up.
The internet is a mess, comes and go, thats why I stayed only 2 nights.
Yes, it is not recommended to walk around at night in the area. But during daytime no problem. 5 minutes with a taxi to the centre.
Kevin is friendly, lives since many years in Nicaragua and can give you valuable insights!

Good spot to explore Granada. Kevin is a great host and excellent guitar player. We went to his live performance at a bar. Our (female) dog was great friends with Garu and Sasha. Don't forget to try a plantain burger at Tostometro nearby.

We just wanted to drop into Granada for a short time. Granada, Kevin's charming place and his nice and helpful way let us stay for 6 nights!
We really recommend this place!
You must go on a boat trip with him to explore the little islands and the hidden treasures of Granadas landscape!

We spent two nights enjoying the sights of Granada with Kevin’s place as our base. I walked a few times alone into town and always felt safe. The market is busy with a lot of street food options. We would have been otherwise unaware of a lot of helpful suggestions Kevin was generous to share with us. Very helpful and kind and a very safe location for high clearance vehicles.

We Stayed at this place for one night and can highly recommend it! Kevin is super nice and helpful and lets you feel like you’re at home. The parking lot is in his backyard and you can use a cooking station, his bbq and the little garden.
The parque central is just a 10-15 minutes walk away with lots of nice restaurants and bars.

Nice place with a lot of potential!!! Close to the town center and safe! 24h guard/care taker on side who is extremely friendly!! Although this place is fairly new and I am sure improvements will be made, I want to leave a realistic review for other travelers.
You are parking basically in a large cobbledstone courtyard with no available shade which makes it super safe. Unfortunately it also retains the grueling heat of Granda until late at night. Good news is you can leave your doors open all night so it cools down a little bit...
The WiFi went in and out and can be considered useless if you'd need to do anything that requires a stable (not fast!) connection. Other reviews mentioned it is being worked on. Having to pay for a water tank refill (7USD) at a campground is a first for us after traveling across MX and CA for the past 7 months... What bugged me by far the most though was the sign posted regarding the dog. If it is necessary to post a sign "don't put your head near the dog" I think it's just waiting for a bad accident to happen, especially for us traveling with a kid. The dog was nice to me and my wife so didn't notice any aggressive behavior but that sign is a red flag. The care taker put the dog on a leash most of the time (not sure if because we had a kid), just something to be aware of. I've seen a kid getting bit in his face in Thailand once, not a pretty picture...

We spent 2 nights, nice parking in the city, approx 10-15 min from center of town. Very nice owner from the US. We paid 6$/night for adults and 3$ for children. A great location for exploring Granada. We are 3.15m high and fit fine but higher than 3.20-3.30m, you should avoid it. Very safe. Roger and another person are there 24h a day. They are very nice. Garden but too hot to stay there. There is space for 3 rigs not more. Shower and toilet with tp clean and convenient. We recommend !

The best place to visit Granada and around. Kevin is a super host and his place is really nice. Clean shower (with hot water) and toilets, outside kitchen and barbecue, wifi. Everything you need is here. Kevin has two awesome dogs. It is possible to book a boat tour with him in Las isletas and I definitely recommend doing it. You will enjoy a wonderful view on the volcano and the wild islands. We stayed here 3 nights, 6$ per person and per night. Worth it.

Kevin is a great host and his place great to stay. He just started receiving overlanders so things will even get better in time. It's so safe that we kept our windows open when we left, and close to city center. Send Kevin a message on Whatsapp in advance so you'll be sure he opens the gate for you 😉.

We stayed 3 nights at Kevin's place and it was absolutely perfect to go explore Granada. The place is gated and feels super safe, the shower and toilet are clean and the space is nice. Kevin is also super helpful, he will help you with any questions you have around Granada and offers a sunset boat tour (we didn't do it because of lack of time, but he showed us the boat and it's super cool, so definitely something we regretted not doing). The WiFi was not very good but he is working on it. Overall we totally recommend! WhatsApp him before turning up, he is super responsive.

Kevin is a super host. he helped us navigate the convoluted pet export process and when he thought his vet was to expensive he found another one that was cheaper. we came to Grenada to have some welding done on our bumper that broke while driving up to Miraflora Reserva. it just happened that he had a welder coming by to fix his door and was able to repair our problem as well. Kevin has been here for 18 years so he knows where to find everything and has awesome suggestions. we ended up spending 4 nights here. in and out privileges were a little lacking when Roger wasn't there. I'd recommend reaching out on WhatsApp before to make sure he is there. also in the reviews someone said they were 3.5m high and fit, but a large RV came to stay who said they were 3.54m high and weren't even close. I'm not sure who measured incorrectly but I would be careful if you're close to this height. and absolutely do not drive through the middle of town as the route Google has you take drives through a market and you will wish you hadn't. there is an easy road "C. Nueva" to turn down on the west side of town that bypasses that whole mess and drives past a Maxi Pali.

We spent three nights at Kevin's nice and safe place in Granada. His communication was above and beyond what we would expect, and he's offered to be a point of contact our entire stay in Nicaragua. He's from the US so was super helpful to have an English speaking person. We were concerned about our truck camper fitting in his arched gate (our truck is 3.5 meters high). He sent a diagram with measurements and offered to give it a try. We were happy to have fit and have a peaceful place to stay that was a short walk to the market and city center. We used the stove for cooking and the bathroom with shower is nice and clean. Plenty of places to sit in the shade. Roger on site is super friendly. We were lucky that his veggie guy came by and we stocked up on great produce. Highly recommend as a home base for exploring Granada.

This place is a gem. We have a high roof, extended, Ford Transit Camper Van and we were able to fit with another camper van in front of us. They probably have space for 3-4 vans and lots of space for tent camping in the back of the property.

Roger was amazingly welcoming and accommodating and the dogs were great with our female pit bull. Not sure how Garu would be with other males but he was fine with our pup.
Although the bathroom and shower are great, we wished the door would lock and that there was a shower curtain on the shower.

The courtyard is gorgeous and it was a great place for us to get some work done. This is a great base camp for exploring Granada. Definitely check out the plantain “banana burgers” at Tostometro in the market. Unlike anything we’ve ever had.

We highly recommend this place and really enjoyed our time here.

We had a perfect stay and felt very safe. The american owner Kevin is a great host, very helpful and friendly. He knows a lot about Granada and Nicaragua in generell. There is a clean bathroom with shower and toilet. As well as a kitchen and barbecue station. Walking distance to the city center. Nice place to visit Granada and the surroundings.
