On the road to the cenotes of Puerto Morelos in the jungle, after our visit he decided to give access to this beautiful place to other eco-responsible travelers because rare are the quiet places where we can land in the Yucatan and this without exploding his budget. Cenote water basin to cool off, showers and toilets (men/women), outdoor kitchen, wood barbecue available, non-potable water available, gray and black water disposal possible, NO ELECTRICITY but sun for your solar panels. Local restaurants nearby very cheap and quality cuisine 5 'walk away. Possibility of delivery. Local convenience stores also nearby. All in a jungle setting where you can see Toucans, monkeys perhaps, exotic birds far from the tourist animation. 20 minutes from Puerto Morelos beach. Ideal position if you like cenotes. It is a beautiful and peaceful place. Armando and his wife are so nice and helpful. Incredible!

The two dogs are rather shy and bark occasionally. They are just dogs. Nothing that would have cost us our sleep. It was indeed the first quiet night in Yucatan.
So, don't let you get distracted from previous comments on the dogs.

The place is also rather easy to access. It is a simple dirt road, but NO challenges at all.

Above all, we just paid 100MXN per person per night. Compare this to other commercial spots please...

As great as everyone says. When we turned up there were monkeys in the trees above. Camped in our tent for 100ppp, showers were good and there was a little hang out area to charge phones or swing in hammock. Dropping armandos name seems to get discount at cenote still, plus lady in cafe was happy we were staying at his place. Is a little tricky to find but not too bad.

We left the place early because we couldn't sleep because of the dogs barking for nothing in the night. It's a shame for the beautiful place that the dogs are so unhospitable.

Finca Kookay is a very nice place in the middle of the jungle. It is a bit tricky to find, therefore I attach a map that Armando, the owner, sent me. There are nice and very clean bathrooms with cold showers, an inside and an outside kitchen, a palapa with moskitonets and a wifi access. There is water but no electricity. Only a few plugins to charge the mobile but not enough to charge the car.
A small pool and chairs, all in the middle of the jungle where you might see toucans and monkeys. We didn’t see them but it was raining a lot when we were there for 3 days over Christmas.
Armando is a very nice guy who speaks Spanish, English and French fluently. His caretaker Beto is living on the place.
We payed 100$ per person per night. If you only stay for 1 night it might be more expensive.
We felt very much welcome here and would highly recommend this place!

The pictures of the Cenote are not on this property. There is a small swimming hole. The Cenote pictured is $400 pesos pp. This property is along Ruta de los Cenotes, so very many cenotes near by.
The local dogs bark at everything.

Then from there use my picture and follow the directions. Google maps doesn’t have this road listed as a road so it will NOT work for directions past these coordinates. Follow red arrows on picture.

So gonna start with the cons because you don’t want to drive here and have to try to turn around. It’s a pain with big rigs.

1. The road here is tight for long rigs. I’m 41’ and making the turn in crushed a 4” long exhaust for my water heater. Wasn’t a problem for me I’m in an American school bus so it’s a tank and was fine. But if you are over 35’ I might second think this spot. You will have to back out.

2. If you are only staying for a day or two they most likely won’t fill the pool. We stayed for 11 days and also rented a palapa for my Mother In Law. They filled it for us but said don’t for most.

3. Cenote near is very expensive. With the local discount for staying here it was 300pp. But seems to be worth it as it’s always got people going and is too rated.

4. NO ELECTRICITY. They have a SINGLE 250w panel that powers the lights and the outlets for phone charging. Leave lights off when possible because of limited battery size. You will not be able to plug in a rig and parking inside the lot you will not get sun for solar especially if you are big. With 750w 48v panels we got about 50-150w at peak of the day.

5. Limited service ATT only. No Telcel. We streamed YouTube for some of the day mostly okay.

NOW.! If you are still reading these things aren’t an issue or are tolerable. Then! This is the best spot in this area HANDS DOWN. This is not a place to work or to enjoy shopping. It is a place to EMERGE yourself in the jungle. You’ll see monkeys exotic birds. You can walk in the natural untouched lot next door to get even closer to the jungle. Also notice ALL reviews mention the owner by name. Armando. He is amazing. Speaks English well. Is welcoming and treats you kindly. He is available by phone when not around and helps you set up more private trips at local prices for snorkeling and such. If you want to unwind and connect with nature this is the spot for you. I took the pictures of the mushroom listed in the pictures section. Called stinkhorns. Just a beautiful property. Walk to the main road (20 minutes with toddlers) and wait at bus stop for a 25p ride to town. Then we taxied back here from the beach and total was 400p read from a board. Standard rate. However taxi from main town to beach was 40p

Don’t miss this place. It’s worth every second.

Very nice and quiet place as described. Easy to find if you use maps.me. Clean but cold showers, bathroom and kitchen. In the „hammock-room“ atmosphere like living room. We payed 100 pP, if you stay only one night they ask for 150. Highly recommend! Nearby with 15 minutes walk there are cenotes with an offer for guests of this place.

What a wonderful find. Armando and his wife have created an amazing space for overlanders and continue working on it. We contacted Armando on whatsapp before arriving and he was immediately responsive. The place is safe, quiet and cool. For being so close to Cancun and Puerto Morelos, I wouldn't stay anywhere else. we had the place to ourselves and had planned on staying 3 days but 3weeks later we're final leaving. There's non portable water, electricity to charge electronics, a kitchen, hammock room and some WiFi. We saw monkeys and toucans right in camp. It's so safe we slept with our doors open. Also Armando helped us tremendously with getting stuff that we needed. Highly recommended.

Hello, i used the GPS Location from iOverlander but Google Maps finished the route at a fence with a sign "Hotel Sakol Kaax". The Gate was closed so i couldnt ask somebody. Tried to call the Telefon number but a electronic voice tell me something in spanish,- i didnt understand. Wrote a SMS, no reaction. Don't know why i couldnt find the place.

we arrived with a broken van and this sweet couple did everything they could to help us they were the sweetest. this place is a paradise to camp a warm shower, a small "swimming pool" to cool down, a place to rest in hammocks even a place to cook. it was perfect! we paid 300 pesos for the
night.

Beautiful place to camp or park a rig of any size in lots of trees. Nice bathrooms, showers, a small pool. Regularly visited by a family of monkeys. Great place to get out of the tourist crowds close to Cancun. And best of all…super friendly welcoming hosts!

Nice area in the jungle with lots of wildlife and the perfect place if you want to get away from the tourist crowds at the coast.

Armando is a just a lovely host and went above and beyond to connect us with a mechanic since we where having some trouble with our car.

There are a few zenotes in the area and some hiking trails. All within walking distance. And if you happen to have a motocross bike with you, I’m sure Armando will be happy to let you ride around his own little trail in the backyard. 😃

All the facilities (as described by previous posts) are brand new and very clean.
Would absolutely recommend!

We stayed 4 nights at Armando's place in the jungle. It was relaxing and comfy. We could fill up our water tanks, enjoy the little swimming pool filled with cenote water and take advantage of the hammocks' room. It is clearly a magic place especially if one like animals as tucan, monkeys and all sorts of birds including parrots can be observed very easily. We highly recommend finca Kookay also for the Armando and Ana's kindness and great sens of hospitality. Must see place 10 minutes away from Puerto Morelos

Nous avons oublié. Finca kookay est situé juste à côté d’une des plus belle Cenotes (la Bocas) que nous ayons fait. Étant juste à côté à 09 h 30 nous y étions et seul. Les photos parlent d’elle même 😉😉😉

Nous avons rencontré Armando sur Puerto Morelos car intrigué par notre camping car européen. Son rêve étant de venir faire un jour un Road trip en Europe. Après avoir échangé, il nous a proposé de nous revoir si nous voulions découvrir la route des Cenotes de Puerto Morelos peu connue et de se poser sur son terrain en position central dans la jungle mais sécurisé et aménagé. Quelle surprise !! Un coin de paradis déjà tout arboré et équipé pour des voyageurs nomades quasi autonome comme nous. Nous lui exprimons directement qu’il devrait si les rencontres sont une opportunité de partage pour lui de s’ouvrir au voyageur. Après quelques jours il nous dit oui vous avez raison. Le voilà donc dans l’aventure du voyage et du partage car c’est un puit d’information aussi bien sur la nature, les coutumes, la cuisine, les Cenotes et toute la faune qui l’entoure. Très bel rencontre et son épouse est tout aussi charmante. Sur place bassin avec de l’eau de Cenotes pour se raffraichir, cuisine extérieure, transats, une piece pour hamac avec moustiquaire pour celui qui voudrait dormir immerger dans les bruits de la jungle, barbecue, wc et douches nickel à disposition, eau de cenote non potable pour le remplissage et fosses pour eau crise et noire. Seul bémol pas d’électricité, pas de Wifi et juste AT&T comme réseau mobile car il fonctionne au solaire pour l’instant. Pour ceux qui n’aimerait pas les chiens il en a deux, charmant mais qui au début se font entendre pour dire que vous arrivez, normal. Il faudra voir si vous avez un chien avec Armando, qui ne les vous interdira pas certainement, mais vous dira qu’il en a deux en liberté. A côté de chez lui, Mike et son épouse brésilienne peuvent vous concocter des petits plats à la carte pas cher et même vous les amener (entre en 20 et 100 pesos le plat) et vous partagez leur propriété si vous avez besoin de wifi car eux l’ont. Deux charmantes sœurs Anglaise habitent dans une propriété à côté aussi et son recueil pour chiens blessés . A 5’ des petits restaurants si cela ne suffit pas et magasin locaux de dépannage mais où vous trouverez fruits et légumes. Nous remercions par la même occasion Armando et son épouse de leur gentillesse, du partage et du vrai amour de leur Mexique hors tourisme qu’ils nous ont offerts sans retenue. Ce sera j’espère pour vous comme pour eux, si vous y venez, la même expérience éco responsable qui plus est. Prix, car il faut en parler, sera de 400 pesos pour le véhicule et toute la famille.
