I can't believe this place hasn't been listed yet! Its only 20 minutes south of Durango, and SO COOL!

It has plenty of different site options for those who want hookups or no hookups. Plus TONS of amenities right along the Animas River.

It has complimentary paddle boards, a water slide, volleyball, disc golf, and even the option to add other (paid) adventures on like tubing tours and access to the zip line.

The showers and laundry are free with the stay and the showers are totally private and hot.

There is even an on-site dispensary and cafe that are open daily.

Plus, it's honestly super affordable. I am a full-timer who doesn't need any hookups or anything and I'm staying on the cusp of the season for only $10/ night.

Can't recommend this place enough. Don't be afraid to spread the word, this place is huge and even accommodates music festivals and such! (also, be sure to check their event schedule because they block off camping during events)

We arrived towards the end of the day mid week in November. Most of the amenities were closed, save for a few porta potties. No staff and just a sign saying to find a spot and check in in the morning. We parked in the open field designated for car camping. No staff in the morning to check out. There were a few full time residents around, but pretty empty otherwise. The door to the shower/laundry was locked, and no staff around to access it.

Oh my what an “adventure” this was. First two nights were fine. We were provided a shower/laundry room code & told to park any where was open. Showers were nasty- tons of hair and mud both days. It was off season, so maybe they just don’t staff it in winter.
The third night, we came in after dark and took the closest spot to the road. Well that was a mistake! I woke to an older man saying he was blocking our van in until we gave him $20. I explained we had already paid with Tico. He was not having any of that and got in my face. I told him to back off and my husband came out and told him we would call the cops if he didn’t move. He eventually did move but be very careful on where you park! Look at some of the google reviews for Tico- there is apparently a long battle with the local residents.

We were leaving Durango and looking for a place to stay for the night. This place offers what is basically a flat field to car camp in next to the RV area of the resort. It is perfect. Bathroom nearby and it's right on a river. $10 a night per person. We will definitely be back here to stay again for a longer period of time. A hidden gem!

Stayed here 2 nights in dry camping area close to river, 20$ (plus tax) for camper and 2 adults, water and dump available. Laundry 2$ a load, dryer from 2$ (only one dryer working). Best value amongst sites, 21 miles/ around 45 mins to central Durango. Great relaxed atmosphere.
