This is the north portion of our beachfront property. We’ve spent 6 months a year living on this beach in our own RV but want to take some time off, travel elsewhere and plan our next build so we’re offering the space up to visitors.
This is an OFF GRID spot 3 kms south of the little village of Mahahual. You can park your trailer meters from the beach and immerse yourself in the sun, sand and sea. Its remote enough that when people walk by on the beach, you’ll be thinking, “Where did they come from?” The Meso American reef is 250 meters offshore and offers amazing snorkelling while keeping the waves down. This property is situated in a real jungle so nature and wildlife surrounds you.

The little village of Mahahual minutes north can supply you with all of your needs while here.

Best of all, there is Starlink on the property.

A nice comfortable campground … Amazing. Very nice separation from each site giving privacy to each site. Wooded making it sheltered from winds but few have views to ocean. Each site has picnic table & fire ring. On site restroom. In addition a trail with stairway down to ocean. Quite. Also have larger deeper spaces for bigger RVs/campers.

Water refill inside the Foodland. when you enter its inside to the left after you checkout. My 6 gal/23L fit fine in the fill up spot. $2.99/18.9L fill up. also a button for 4L fill up so could get the full tank filled easily enough (didn't want to overflow it so just filled the 18.9L)

Small gravel car park adjacent to a boat launch. Accessed directly off Carman Road, suitable for most vehicles. No facilities but can park right next to the water. We watched some ships use the lock which is a few mins walk to the east.

Fine for a night. Slept here with two other vans, an RV, and some other cars. Fairly large lot with a few spots for big rigs. There IS a “no overnight parking” sign in the back, but it doesn’t seem to be enforced. No issues, just keep it quiet and clean.

Campground area is the first left across from the Cayuga trail. We stayed outside on the flat, gravel parking lot. There were 2 numbered spots. Spent 2 days all alone. T-Mobile was weak. Starlink worked well.

Nous n’avons pas dormi ici, juste pic niquer mais l’endroit nous semble excellent pour une nuit. Il n’y a pas de panneau qui interdit de passer la nuit.
Si vous êtes expulsé il y a toujours le Seafoam Campground à deux minutes.

L’endroit est magnifique avec une belle plage de sable.

Have a grass spot right next door to the road that the very friendly staff said would be great for a tent. Would be fine if desperate. We camped down the road (not the main road) in the entrance of the church, after talking to them.

Really awesome showers! Private stalls with doors and benches inside. Crazy good water pressure (almost too much. It’s like a power wash hah) but they get nice and hot. Payment is by donation

Tons of great campsites. Many of which are along the water or have a great view of the water. Flat level space for parking if you car camp or flat space for tents. Would definitely come back here anytime in the area. The donation showers within the campground are also fantastic

Very nice, small and quiet family campground. Very friendly owner, he welcomed us with coffee and hot bananas. He speaks English. There are a few huts that can be rented, they just have a bed inside but are very nice. Big kitchen with fridges and everything you need for cooking. He offers trekking tours.
